Due to the Governments lockdown and rules on social distancing Charles David Casson have provided the following FAQs, that provide information how we are best serving our customers during this difficult time.

Buyer FAQs

Am I able to view a property that is of interest to me?

Please contact us via phone or email and we will provide you with as much information as we can.

I have recently put in an offer so what happens now?

Charles David Casson we manage the process for you and keep you updated throughout you buying the property.

Is it best to put my property purchase on hold?

There are no reasons to put your property on hold and we will support you just like we normally would.

 

Seller FAQs

How will you sell my property during these challenging times?

We will ensure that we market your property by putting it on property portals such as Rightmove and on our website. We are still in contact with buyers and do everything we can to sell your property at the price you are requesting. 

How are you carrying out viewings?

We are now carrying out video viewings of which can be passed onto our buyers. We will also present your property the best way we can.

Should I put my property on hold?

We are still communicating with customers that want to buy properties and 90% of buyers start by carrying out online searches. We will work with you to provide the best possible outcome.

 

Tenants FAQs

What if a repair is required during the lockdown?

During the crises your landlord is still required to carry out any repairs.

Both parties will need to be reasonable and sensible around any non-urgent maintenance.

Please only report repairs that are essential.

Emergency and urgent jobs will then be prioritised.

What if I’m notified that the gas safety record needs to be renewed during the lockdown?

The renewal of the annual gas safety record will need to be carried out. This is due to keeping you safe in your home.

You will need to allow access for inspection to take place and also remember to test any smoke and carbon monixide alarms on a weekly basis.

Landlord FAQs

Is my property still being marketed for let?

Yes as we are still updating our marketing channels. Also we now have video valuations and virtual viewings

Are tenants still looking to rent?

Yes as we are still helping tenants rehouse when needed in times of emergency. Also we are still helping all tenants who are looking to move.

Can I evict my tenant during the lockdown?

No – Possession proceedings have been suspended until June 26th 2020. A decision of whether to extend this for another 3 months will be taken in June.

Effective March 26th 2020 landlords are required to serve their tenant with 3 months notice of their intention to seek possession as opposed to the usual.

Yes we are still open working from home as following the governments guidelines.

What happens if the gas safety record needs to be renewed during the crises?

Due to the lockdown keys managed by us can not be collected from our office. To ensure safety for both the tenant and the contractor, they will be called to arrange collection. Tenants must let the contractor know if they are self isolating. When providing access to the property then social distancing should be adhered to. If the tenant is transfering keys then they should be in a secure envelope and ensuring they are sanitised before and after use.

What if my tenant is self isolating or refuses access to the property?

Your tenant should where reasonable and safe, continue to allow access for repairs and safety inspections. If access is refused then efforts to undertake repairs and carry out safety inspections should be carefully documented and regularly followed up until the work has been completed.

Are you still doing property inspections?

Any routine property inspections will not take place under the current government guidelines. We will look to review what we are able to do as government advice changes and provide property visits again as soon as we are able to.

Will you keep me updated on any changes relating to the crises?

We update our FAQs in accordance to:
https://www.gov.uk/coronavirus and we do send out communications to our landlords.
