Finding a Tenant
Once instructed our national lettings team will organise a market appraisal or rental valuation of your property using one of our network of local property experts or partner agents. We will then have the property photographed and marketed on Rightmove, Zoopla and other portals, viewings carried out and a suitable tenant found for the property. Once the tenant has been found a holding deposit will be taken from the tenant and a fully compliant Assured Shorthold Tenancy (AST) agreement drawn up and digitally signed by all parties using our clever referencing and tenancy agreement technology.
These days it is very risky to try and manage property as an individual unless you have bags of legal knowledge and a lot of time on your hands. With over 150 pieces of legislation which now go along with the rental of private property in the UK it is a very complicated task not as easy as “just arranging the maintenance”. From Right to Rent, Section 21, Deregulation Act, Legionella, Energy Performance Regulations, Electrical Safety Regulations, Deposit Regulations and much more more unless you are an expert in these areas, as a landlord you can leave yourself wide open to severe consequences including heavy fines and not being able to recover possession of your property when you want to. We are able to send your tenant an invoice reminder automatically two days before their rent is due, automatically reconcile their rental payment and pay to the landlord the same day the rent is received, produce an HMRC compliant rental statement for you and chase arrears as soon as they are due. Our strict processes and clever technology mean that we do not experience many rent arrears, however in the unfortunate event that your tenant falls into arrears we have an efficient process for chasing and recovering arrears. Our secure payment processing platform gives complete transparency to landlords as to the movement of their funds and we are able to collect the rent, pay contractors and remit to the landlord all at the click of a button and in real time.
We will arrange for your property to be inspected once every three months and a photographic report to be sent to you for your records.
We have an online platform enabling tenants to report maintenance 24/7 through a compliant platform including photographs giving complete transparency to the landlord. This system also creates an audit trail of how the maintenance has been dealt with should it ever be needed in court or possession proceedings meaning our landlord clients are complete compliant with the law. We have a national network of approved, qualified and insured maintenance contractors who are able to respond quickly to any problems at your properties. All maintenance requests are screened by an experienced property manager and a contractor is only dispatched if absolutely necessary. We are able to hold your own approved contractors details on file if you prefer.
