Tenant Tariff of Fees

When you have selected the property of your choice we will require a £500 non refundable holding deposit to reserve the property. This is a non refundable deposit should you withdraw from the property for any reason. If you fail the referencing/credit check then we would retain £360 to cover our administration costs and return the rest to you. If successful then we will deduct this £500 from the total amount due from you. The following fees will be due from you at the following stages (all fees are quoted inclusive of VAT at 20%):

Administration Fee

When you confirm that you wish to rent a property through Charles David Casson, you will be asked for an administration fee, which will reserve the property for you while the paperwork is completed and covers administration costs for references and preparation of the tenancy agreement. This fee is non-refundable if you change your mind or the references prove unsatisfactory. We require £500 to reserve the property of which our administration fee is £360 inclusive of VAT. This covers up to 2 tenants. For each additional tenant there will be a charge of £180 inclusive of VAT. If, however, the landlord does not proceed, then this fee will be refunded to you.

Damage Deposit

A deposit against dilapidations will be required 48 hours before entry and is payable by bank transfer. The amount is usually equivalent to one-and-a-half month’s rent but this may vary for certain properties. Charles David Casson are members of Deposit Protection Service (DPS) and all tenancy deposits are registered & held in accordance with Deposit Protection Service (DPS) Regulations. In the event that the Landlord, following the check-out, considers that all or part of the deposit should be retained, the agreement of the tenant will be sought. If the tenant disputes this retention, the deposit or disputed portion of it will be held in accordance with Deposit Protection Service (DPS) Regulations until both parties confirm in writing that they have reached agreement. Charles David Casson does not act as arbitrator in the event of such a dispute so landlord and tenant will have to communicate directly or appoint an independent arbitrator. Once the tenant has left the property the agreed portion of the deposit will be returned as per Deposit Protection Service (DPS) Regulations and as soon as practicable.

It is the responsibility of the applicant completing this agreement to pay the tenancy deposit, advanced rent, initial monies and administration fees. In addition the applicant is solely responsible for ensuring that they notify Charles David Casson in writing the details of any other relevant person or party that the applicant has made arrangements with to pay the tenancy deposit on their behalf. The applicant must inform Charles David Casson of such a relevant person or party prior to, or at the time of the deposit payment being made.

Guarantor

A guarantor may be required if certain conditions cannot be met by the proposed tenants. In these circumstances full references will need be taken on the guarantor and an administration charge of £120 inclusive of VAT, will be payable. The guarantor will be expected to sign a guarantor’s deed together with the tenancy agreement and will be responsible for all the terms and conditions of the tenancy agreement. Once the guarantor has signed they will be committed to the full term of the tenancy, including any renewals.

Inventory

An inventory will be drawn up at the start of the tenancy by an independent company or the landlord. If an independent company is used the landlord is responsible for the costs of inventory creation and check-in at the commencement of the tenancy and the tenant is responsible for the cost of check-out at termination.

Insurance

Please note that although the Landlord insures his/her own building and contents, you are responsible for insuring your own personal effects.

References

Before we can process your application you will need to complete a reference form. Please answer every question thoroughly as unanswered questions will delay your application. Should you require Charles David Casson to provide a reference to a third party at the end of the tenancy, a charge of £48 inclusive of VAT, would be made for this service.

Rent

You will be asked for one calendar month’s rent in advance at the start of the tenancy. This is payable by bank transfer. If the rent is payable in intervals other than monthly, you will be informed when you first agree to rent the property. You will be asked to set up a standing order at the commencement of the tenancy for future rent payments. Should rent not be paid on time, an administration charge of £36 inclusive of VAT, will be payable to Charles David Casson for work undertaken in chasing late payment.

Tenancy Agreement

A tenancy agreement will be drawn up, which we will ask you to carefully read. If there is anything you do not understand please take independent legal advice. Should you wish to renew your tenancy agreement an administration charge of £120 inclusive of VAT will be payable to Charles David Casson for each extension or renewal memorandum of the tenancy. Once the tenancy agreement has been prepared and despatched for signature, should any changes be required, subject to agreement by the landlord, and a new tenancy agreement be prepared, an administration charge of £60 inclusive of VAT will be charged.

Terminating Your Tenancy Early

Should you wish to terminate your tenancy prior to any break clause permitted under the terms of your tenancy agreement, and the Landlord is in agreement, you will be required to pay re letting costs to Charles David Casson up to the point of any break clause exercisable by yourself.

In the event that you propose to replace yourself, or any other tenant part way through a tenancy, Charles David Casson will charge £360 inclusive of VAT to cover the preparation of the necessary Deed of Surrender and Reassignment. The Landlord’s consent would need to be obtained before a change of tenant could take place and Charles David Casson’ standard referencing procedure would need to be followed by any prospective new tenant(s) before they would be deemed acceptable by the Landlord.

In the event that you are surrendering your tenancy prior to any break clause permitted under the terms of your tenancy agreement, and the landlord is in agreement, Charles David Casson will charge £120 inclusive of VAT for the preparation of the necessary Deed of Surrender. Charles David Casson would require payment of this amount prior to preparation of the Deed of Surrender.

Utilities

You are responsible for advising gas, electricity, water and council tax suppliers of your occupation of the property at the commencement of the tenancy, providing meter readings taken at the check in appointment, where applicable. At the end of the tenancy, Charles David Casson will provide your forwarding address to the utility companies to send your final bills to.
